Norfolk Hideaways UK Reviews
Norfolk Hideaways UK receives mixed feedback, with shoppers divided between strong satisfaction and significant disappointment. Those who rate the properties highly praise the accommodations themselves: properties are described as well-equipped, spotless, and accurately represented. Several guests appreciated the company's responsive customer service when issues arose during their stays. However, a substantial portion of reviewers report serious concerns about property management and customer fairness. Common complaints include discrepancies between listings and actual amenities (particularly outdoor spaces), unresolved maintenance issues that persist across visits, cleanliness problems after check-in, and frustration with deposit handling policies. Some guests felt the company prioritized profit over fair treatment, particularly regarding cancellation and deposit retention practices.
The gap between five-star and one-star reviews suggests Norfolk Hideaways delivers excellent experiences for some guests but falls short significantly for others. Issues appear to stem more from property management and company policies than from the quality of the properties themselves when they function as intended.
Stayed at The Old Manor House in Brancaster and the property itself was as described, really well-equipped and spotless. Unfortunately, the cold water tap in one of the bedrooms wouldn't turn on. We let Norfolk Hideaways know when we showed up and they mentioned they were already aware of it and a plumber would come fix it the day we were leaving. That worked out, but we should've been told before arriving. Then the shower gave out completely. That left us with just one working shower and a bath for nine people. Since water conservation was on everyone's mind, none of us felt right about taking baths. Norfolk Hideaways responded quickly to our message, and a plumber was scheduled for the next day to fix both problems. That meant someone had to stick around and wait. When the plumber arrived, he couldn't shut the water off inside because the stop valve wasn't where the house instructions said it should be, not under the sink like they indicated. My partner even pulled out the dishwasher to look behind it. Since he couldn't find an inside valve, he checked outside and found one on the driveway, but it was stuck too tight to budge. The plumber did get the shower working, but the tap still wasn't fixed. There was also a loose tap in another spot that couldn't be repaired either.
The listing made it sound like the Barn had a dedicated outdoor area, but there really wasn't any private outside space, just a single bench with a broken back and a garden bench sitting in a parking lot. The dogs couldn't roam freely and we had nowhere to sit without everyone from the other properties staring at us. There were five of us adults plus two dogs, and they knew that when we booked. It was really hot out and we desperately needed somewhere to relax in the evenings. Sitting in a parking lot is far from pleasant. The barn itself was stuffy because the windows on the middle level didn't open much and they faced a gloomy wooded area, so air circulation was poor and there were no nice views. The place needed some work, with missing screws on door hardware, a master bathroom shower that was way too hot and wouldn't adjust down, and a fridge that was too small for five people. The barn worked as a base for exploring the area but we definitely won't be back or suggest it to others.
This was our second trip to a property in Burnham Market managed by Norfolk Hideaways. We had a great time the previous year but unfortunately this year the property didn't meet our expectations for a number of reasons. We reached out to Norfolk Hideaways right away about our concerns and their response was excellent. They actually encouraged us to switch to a different property after just one night and we're so glad we took them up on it. We moved to Creake Cottage which was spacious, beautifully decorated, featured a lovely garden and had nice off-street parking. That change made all the difference and we had a fantastic vacation after that. Sometimes things don't work out as planned and in this situation, every person at Norfolk Hideaways we spoke with was understanding and went above and beyond to help.
The way I measure a company is by their response when problems happen. There are way too many vacation rental companies that prioritize profit over treating people with fairness when dealing with deposits. After the pandemic hit, the 'keep the deposit' approach became standard, putting all the burden on customers. I cancelled months ahead of time and still lost my complete deposit of nearly two hundred and fifty dollars. I'm going to stick with companies going forward that are willing to work with customers on deposits like they used to. That's the kind of business behavior I'll support.
I think the real test of any company is how they handle situations when issues pop up. There are way too many rental companies out there that prioritize making money over treating people fairly when deposits are on the line. Ever since the pandemic, this 'keep your deposit' attitude has become standard, which means customers bear all the risk. I cancelled my trip well ahead of time, months in advance, and they kept my entire deposit. That was over two hundred dollars down the drain. Moving forward, I'm only going to use companies that show flexibility with deposits the way they used to. That's the kind of business I want to support.
I felt it was important to share my experience as someone who owns a holiday cottage that Norfolk Hideaways was managing for me. The experience was really disappointing and we complained continuously without seeing improvement. They organized cleaners and maintenance, but the place was always filthy. One time we came after the scheduled check-in time and the cleaners hadn't even showed. When they finally got there, they thought we were guests and we ended up sitting outside while they worked. They were only there thirty minutes and didn't even use a vacuum or touch the floors, honestly it looked exactly the same. We requested different cleaners repeatedly but they wouldn't make a change, and the cleaning and laundry fees ran one hundred and fifty dollars per booking. We were billed outrageous amounts for maintenance on broken things, over three thousand in one year alone. We actually lost money that last year, which is why we left for a better management company. If you own a property, I'd steer clear of them. They just don't care about delivering actual service and will nickel and dime you whenever possible. Dishonest, unhelpful and bad management sums it up perfectly.
This will be my first and final time working with Norfolk Hideaways. The customer service was abysmal. Here's what people need to know: even though you pay through their website, your actual agreement is with the owner, not with Norfolk Hideaways. When something goes wrong, they refuse to step in and just tell you to contact the owner yourself. My suggestion is to take note of the property and location, then search online to see if you can rent it straight from the owner or find it through another company that genuinely looks out for their renters. There's really no upside to going through Norfolk Hideaways.
Amazing week for our whole crew of twelve. Perfect sunny weather and such a beautiful region. The owner was so kind and welcoming. This stunning old listed manor was absolutely perfect for our group. It was brimming with authentic charm and character. The grounds were expansive with plenty of seating scattered throughout. We were able to park all five vehicles without any trouble. A short drive gets you to the broads for activities, and beaches are right there nearby. The local town has shops, pubs, and fantastic chips. The owner couldn't have been more helpful or pleasant to work with. Nothing to fault really. Just a couple of small things: traffic does pick up on that road sometimes and the water pressure runs a bit low since it's an older property. Overall, it was a wonderful week spent in North Norfolk.
What a fantastic getaway for our big family gathering. The weather cooperated beautifully and the whole area is just lovely. The house owner was incredibly warm and welcoming. This beautiful old listed property was absolutely ideal for all twelve of us. It had so much character and charm throughout. The garden was massive with plenty of places to sit and relax. We could fit all five of our vehicles, which was fantastic. We were less than an hour from the broads and all the beaches are conveniently close by. The village has everything you need, including a couple of shops, a pub, and seriously good fish and chips. The owner went out of her way to help us with anything we needed and was absolutely lovely to deal with. Really nothing to complain about. The only minor issues were that traffic on the road gets busy sometimes and the water pressure wasn't particularly strong, but that's pretty typical for an older house. We had such a brilliant week in this part of North Norfolk.
We just returned from a few days at 1A Cabbel Courtyard in Cromer. The apartment is small, neat and well-maintained. That said, it's really better suited for a couple with little kids since the second bedroom is way too cramped for full-grown adults. The major issue is the parking and how you get to the unit. The parking space is incredibly narrow and snug for a regular-sized automobile, requiring many back-and-forth maneuvers to let other vehicles fit next to you. Large trash bins are positioned right alongside, making it tougher. Getting into the parking area itself has an eighteen-inch lip that could scratch your car pretty badly. The bins were overflowing and garbage was scattered near our vehicle. On the morning we left, someone had dumped a full-size bed and mattress by the bins, which we had to move just to drive away. There's also a set of steep stairs going up to the courtyard that require careful maneuvering, particularly if you have any mobility limitations. I'd only suggest this place if you have a small automobile and can get around easily.
We spent a week at Manningham House near Hunstanton starting in mid-September and I have to say I was really disappointed overall. The images shown on the Norfolk Hideaways website don't accurately represent what the property actually looks like. It's clear many of those photos are pretty old. The stair and landing carpeting in the pictures doesn't match what's there now, and there's vegetation in the yard on their site that's no longer there. The kitchen was my biggest letdown. The photos show the table on carpeting with cushions on the chairs and no tablecloth, but in reality there's bare flooring, a plastic cloth on the table, and the cushions are different from the pictures. The seat covers had heavy discoloration and staining everywhere. The kitchen was filthy overall. Kitchen tools were sitting on the windowsill in a container that was packed with dead insects. The cabinets were grimy. We spent all of Sunday morning scrubbing the kitchen down to livable condition. The bedroom rugs were filthy and the mattress coverings were gray and reeked of body odor. The sofas in both sitting areas had stains and were dirty. The bathrooms did turn out to be clean, which was nice.
We just wrapped up five days at Toad Hall down in Burnham Deepdale and we were quite let down by how clean it was. Even though it's an older property, it really hadn't been cleaned thoroughly in a long time. There was dust coating everything, the stove was in terrible condition, and the kitchen hood was caked with grease. The bed linens were poor quality with visible stains, and one pillow didn't even have a case on it. The shower stalls are cramped, and the mirrors and floors were pretty gross. Some light bulbs were missing and there weren't any spares around. The dining room had lights constantly flickering. Plus, there weren't any containers for recyclables. Very disappointed with the experience.
We stayed at a beautiful house on Beach Close in Overstrand and it was such a nice spot. The problem came when I bought a lovely framed picture from a local shop as a gift for my girlfriend and since it was breakable, we wanted to pack it last. During the rush of loading the car, we completely forgot it and left it behind. Norfolk Hideaways claimed it wasn't their concern, so I filed a report with the local police. It's unfortunate when you can't trust people to do the right thing. Update: We actually found the items and the staff at the office turned out to be super helpful getting everything returned to us.
The company itself has been friendly, professional and really responsive to my needs. I've booked two different cottages through them and unfortunately both properties had comfort issues that I wouldn't recommend to anyone, but that's really on the property owners, not the company. Despite that, I've got another reservation coming up with them. I've called their office multiple times and every single person has been wonderful and eager to help out. The company isn't responsible for properties that aren't maintained well, but rather the individual owners who just don't seem to care about making guests comfortable.
Just got back from seven nights at a property in Wells-next-the-Sea that I booked through Norfolk Hideaway just three days beforehand. The place looked nice at first glance, but the cleaning clearly wasn't thorough. I found spiders, grimy windows, dust hiding under beds and couches. There were also some maintenance problems like a cracked conservatory window that had been taped over and a large window that was misty from moisture damage. Storage was really tight for clothes, which is odd considering they've squeezed three bedrooms and three bathrooms into this tiny bungalow. Since there were only two of us, it wasn't terrible, but I can't imagine six people managing in there. I kept hitting my head on a low beam in the bathroom throughout the day. On the bright side, having a parking spot was fantastic since finding parking in Wells is usually a nightmare. The weather was gorgeous and sunny the whole week, and the secluded back garden was really nice.
