What Shoppers Say About Brett/Robinson Vacation Rentals
Brett/Robinson Vacation Rentals earns strong approval from most guests, with 89 percent of reviews giving five stars. Shoppers consistently praise the attentive front desk staff, responsiveness to maintenance issues, and the quality and cleanliness of the rental units themselves. Many customers are repeat bookers who have used the service for years and appreciate receiving discount codes and special offers. However, a small group of recent reviews raises concerns about operational challenges at larger properties like Phoenix West. Some guests experienced overcrowding issues during peak bookings when the complex was at maximum capacity with insufficient elevator access, and a few reported problematic unit conditions including non-functional electrical outlets, water leaks, and ceiling damage that required multiple patches.
The disconnect between loyal long-term customers and newer reviewers appears tied to pricing and overbooking practices. Repeat renters have noted changes in how the company manages bookings, with full-price charges and maximum occupancy levels replacing previous discount codes and more moderate booking practices. While individual units and staff performance remain well-regarded, the shift in booking density at large complexes has created frustration for some guests during their stays.

Sorted by: Most recentMy three daughters and I arrived after 8 in the evening. While waiting for the east elevator, I decided to use the stairwell on that side since the elevator had a wait. When I tried to open the stairwell door, a woman stopped me from entering, saying I couldn't go in there. A man was with her, and he had to pull himself together before coming out while apologizing. I went to the desk and reported what I saw, and they called security. When we got to our room, I was shocked at how filthy it was. The floors were dirty, the bedding was grimy, and there was hair everywhere. We found a used bandage on the floor covered in hair. I called the office with no luck, so I called the main Brett Robinson number and spoke with someone named Allie. She was incredibly unprofessional, speaking down to me in a slow condescending way when I tried to explain for the second time that the staff had been unhelpful and I wanted to talk to the manager on duty. I went back down to speak with someone else but the conversation was cut off.
We've been renting from this company for nearly 13 years and have always received discount codes or special offers. This time was different. They charged full price across the board and booked the entire building at maximum capacity. Phoenix West is simply too big a complex to handle that many people with only 4 elevators, and when just 3 of them were working, we waited up to half an hour just to go up and down. The hot tubs kept getting shut down for maintenance. When we got to our room, we had to call housekeeping back to wipe down the furniture and sweep up food and mess left by earlier guests. There weren't even enough lounge chairs for everyone using the pool. The whole week felt stressful instead of relaxing. We won't be returning and we're seriously reconsidering using this rental company again. Paying over five grand for a week where the company clearly wasn't ready to handle the crowds they booked is frustrating. This was June when they should have been completely prepared. They should have either limited reservations or compensated guests for the inconvenience.
The front desk staff was really attentive and helpful. The unit itself needed some attention though. Some electrical outlets weren't working and the bedroom had an active water leak. The ceiling had been patched multiple times already in different spots. The rest of the complex though is excellent, really clean and impressive overall.
Unit 2510 is a fantastic place to stay. We've booked the same unit two years in a row now.
We take our grandkids to the beach every year and this trip was absolutely perfect! We went the week between the Hangout Festival and Memorial Day weekend when the weather was amazing and it wasn't super crowded. The Phoenix on Bay unit was spacious and spotless! Already looking forward to next year!
We've been using Brett Robinson for quite a while now. Whenever something comes up, they jump on fixing it right away.
As new snowbirds, my husband and I had a wonderful first winter in Gulf Shores staying at Phoenix All-Suites West. Everyone on staff was warm and accommodating. Our condo was clean and comfortable with a beautiful view from the balcony.
Since 2001 we've been coming back to Brett/Robinson properties and we're always pleased with our experience. The staff really takes care of things and keeps everything in great shape. We spend most of our time at Phoenix East because we love the view of the water and seeing all the activity in the bay. The pool area and BBQ space got even better after the renovation a couple years back.
The furniture in my unit could use some updating and the mattresses are worn out. Despite that, Brett Robinson staff went above and beyond to help us. Everyone was friendly and responsive.
Dear Brett-Robinson, what a fantastic getaway we had! Nancy and I absolutely loved our time at Phoenix III in unit 3039. Everything about the place was wonderful. We enjoyed it so much that we've already booked it again for next February. Your whole team has been so accommodating and helpful. Please let the owner know they have an excellent property. We can't wait to see you in February. Best regards, Bill & Nancy
