I'd give zero stars if allowed. This was our first Pigeon Forge trip and first rental with this company, and I can't recommend them to anyone wanting to enjoy their vacation. From the beginning it was unpleasant. The desk clerk at check-in was unwelcoming and rude. Then we got to our cabin (Above Walden's Creek) and realized it needed serious repairs and professional cleaning. Within an hour we knew it was unacceptable. The place was filthy. Mold covered the shower liners, the AC wasn't working, washer and dryer weren't functioning right, and furniture was falling apart. Toilets and sinks were backing up, nails stuck up from the floors, and wood ceiling panels were popping off in three places. Worst of all, roaches and other bugs were throughout. We called Cabins USA several times. They sent people out a couple times but nothing actually got fixed. I'd rather sleep outside than rent from them again.
Skip this place entirely. You'll waste your money here. The beds were broken, there was algae in the pool, wasp nests everywhere, broken furniture, stains on everything, broken video equipment, black mold in spots, and garbage scattered outside. There's plenty more wrong with it but not worth listing. Guest services says maintenance is coming but I never see them. This company is not worth your money. Avoid at all costs.
We booked Byrd Nest for our anniversary weekend for 3 nights. The cabin looked nothing like the pictures online. The hot tub was filthy and wasn't functioning right, and the fireplace was no longer gas but had been switched to electric so it didn't produce much heat. Bugs in the flooring, bathroom doorknob nearly falling off. One bedroom door was off its hinges and held by one screw. The living room table was smashed up and the kitchen blinds had a broken section. The reservation agent offered only a $25 daily refund for the broken hot tub. We picked this cabin specifically for the hot tub after long motorcycle rides. The mattresses need replacing and we needed nightstands on both sides of the bed.
Zero stars would be right. Don't waste your hard earned cash here. My first stay was my last with this ridiculous company. Arrived at Bear Mountain Lodge on Sunday with nowhere to park. The hill was far too steep. A staff member said there was nothing she could do about it. We had to park at the bottom and hike uphill. No TV remote in the living room. An exposed outlet in the living room floor. Moldy shower liners. A missing screw on a bedroom fan blade so the fan wouldn't run. Lots of loose and broken outlets everywhere. Found out the water temperature was set above 120 degrees, which could have burned my grandchild if she turned on the hot water. The hot tub wouldn't heat up at all. Called three days straight with no technician showing. Tuesday morning as we were heading to Gatlinburg, the parking brake on our car failed from the steep incline and nearly hit my wife. I reported it and Gus said he'd give a full refund and call before we left Friday. Now he's lying saying he never promised that because I filed a complaint with the Better Business Bureau.
From day one, this cabin had issues everywhere. The refrigerator was nothing like what we saw online. We were supposed to get a large stainless steel fridge but instead got a tiny, old white garage-style fridge. When that broke, we were given 2 small mini fridges to somehow hold food for almost 15 people for a week. We lost tons of groceries because of this. The bathroom had a leak and holes in the ceiling, making it impossible to use the washer and shower. The hot tub wasn't working and was disgusting to look at. The cleaning staff did a poor job and left items from previous guests lying around. The dishwasher was moldy and unusable, even after we tried cleaning it ourselves, so we hand washed everything. They only gave us one dish towel so we had to buy more. The grill was way too small and cooked incredibly slowly even though the cabin sleeps over 20 people. We complained immediately but were given the runaround all week regarding any compensation.
When we got there, nobody had cleaned the cabin. We didn't realize it until after we unloaded everything. It took 20 minutes of calling, getting disconnected, transferred around, and being hung up on before finally reaching someone who could help. After another 30 minutes of trying to sort it, we were put in a different cabin. We packed everything back up and drove 20 more minutes through the mountains to the new place. This cabin had fewer amenities than what we wanted but was better than the dirty one. We mainly wanted a nice movie theater room for family movie nights. This cabin had some cheap theater chairs and a basic 70 inch TV that didn't work at all. It just displayed colored lines like it had been damaged. Another 20 minutes on the phone got a maintenance ticket submitted. Maintenance showed up late that first evening, confirmed the TV was broken, and said it would be replaced the next morning. The next day passed with no new TV or any word.
Zero stars. From the moment I checked in everything has been bad. Cabins USA won't fix anything. The kitchen is infested with roaches. Two upstairs bedrooms have no heat. Three TVs aren't working and the pool room door froze open so cold air blows through constantly. They keep saying maintenance is coming since day one but nobody shows up. The customer service staff is rude and unhelpful. I get hung up on whenever I ask about compensation or refunds. The game room games don't even work. We paid $3800 for our family to not enjoy anything we paid for. Do not book with this company. They're unprofessional and unhelpful. I'm looking into legal action.
I lost my $700 deposit because of their strict non-refund policy and unwillingness to work with us about bringing our pet. We can't rebook the stay either since we had to reschedule once already due to a death in the family. This was a hard lesson. We've found a much better rental company that welcomes pets and has nicer cabins. Since we visit the Smokies one or two times yearly, American Patriot Getaways will be getting our bookings going forward.
Absolutely horrible experience. The AC wasn't working in 4 of the 8 bedrooms. The electricity kept going out repeatedly. The futons were stained and smelly. I spent over $6000 for the weekend and was offered just $250 for the problems. My mom had to be taken to a clinic from the extreme heat. This was hands down the worst trip I've ever had.
