What Shoppers Say About Marriott International, Inc.
Marriott Homes and Villas receives overwhelmingly negative feedback from reviewers, with 25 shoppers rating the service 1.3 out of 5. The most serious complaints center on last-minute cancellations without notice (sometimes less than 24 hours before arrival), misleading property descriptions and amenities that do not match advertised photos or details, and significant pricing markups of 25-30% above what independent property managers charge for the same properties. Reviewers also report frustration with restrictive cancellation and modification policies that penalize guests heavily for changes made well in advance.
A small number of reviewers note that individual properties themselves may be adequate, but the booking platform and customer service experience are the primary sources of dissatisfaction. Common issues include lack of proactive communication from Marriott, inadequate resolution when problems arise, and perceived overcharging for loyalty program benefits that guests say are not worth the premium price. The consensus among most reviewers is that booking directly with property managers or through other platforms provides better value and more reliable service.

Sorted by: Most recentHorrible experience. I booked a three bedroom apartment in Paris through Marriott thinking their name meant something. I was totally wrong. I paid both deposits early and got an email at 5pm the night before we flew to Paris saying the reservation was cancelled. I called customer service and was told someone would get back to me in 24-48 hours and to book a hotel. Called the next morning and got the same response. Nobody could help. I ended up booking the same place directly through the local company. The apartment was still open. Marriott told them to cancel it. Marriott never even called me back. Total nightmare.
Do not book with Homes and Villas by Marriott. Absolutely terrible. They don't care about their guests at all and won't do anything to fix problems. They just jumped into this to compete with Airbnb and it shows. Nothing is properly checked like they claim, and you can find the exact same homes on Airbnb for way less money with actually good customer support. Our place looked nothing like the pictures and the air conditioning was broken. The property manager promised us a free night but only gave back 58%. Marriott refused any additional refund and said the host tried to fix things. That's a joke. Save yourself. Book somewhere else. You'll be glad you did.
We used points to rent a lake cabin and arrived to find a power line lying across the driveway and sidewalk. No power in the house and it hadn't been cleaned at all. We got there at 6pm when we were supposed to check in at 4pm, and the place was disgusting. Trash everywhere, beer cans, filthy sheets and towels. The management company had no idea about any of this. After waiting two hours, they offered us another house for $600 more starting the next night but we were on our own for that first night at 8pm. The cleaning person actually gave us the owner's number and she let us stay at her personal home. Only the owner helped us. Marriott and the management company were useless. We're Ambassador Elites since 2016 and have seen standards drop since the pandemic. Won't book with them again.
I booked a five day stay at a house in Niagara on the Lake and paid the full amount two months before. Got a confirmation three days out. Day before I left, I called looking for check-in time and location but nobody answered after multiple tries. Called Marriott customer service. The rep emailed the manager and said I'd get details in the morning since I was traveling. Then at 8pm the night before leaving, I got an email saying my reservation was cancelled and getting a refund. I was about to leave the next morning with nowhere to stay. I'm furious. I already paid for activities. I'm a Platinum elite member. I can't believe this happened with Marriott.
I'm a Marriott rewards member and thought using their Home and Villas would be great. That was wrong. I booked a spring break place and was pumped about it. Then three days before the trip, the property company asks me to cancel because the rate wasn't adjusted properly for spring break. Basically they want more money even though I already paid the deposit and signed the agreement. I called Marriott but they can't do anything to help. They offered me different places for twice what I paid as a solution. This is my first and last time using them.
